Quick answer
Condo apartments at Bathurst and Sheppard sold at a median of $525,000 from April to June 2026, on 49 sales, according to TRREB. Sellers received 100% of the list price on average and the average listing took 34 days to sell. Clanton Park supplied 41 of those sales and Bathurst Manor supplied 8, so one name covers two quite different markets.
How the data lines up
In much of North York, a condo-only price exists only for a TRREB district that blends several communities. Here the district and our guide cover the same ground.
We cover two TRREB communities, Bathurst Manor and Clanton Park. Together they make up the whole of the Toronto C06 district and TRREB lists no other community in C06. The condo apartment counts for the two (8 and 41) add up to the district total of 49. Any C06 condo figure on this page describes these two communities and nothing else.
The Bathurst and Sheppard listings page searches the same two communities. On the City’s boundary file, both City neighbourhoods of the same names sit inside the former City of North York. TRREB and City boundaries are separate systems and may differ at the edges.
Two names need explaining. Wilson Heights is confirmed in our research only as the name of a City park. Westminster-Branson, which adjoins to the north, is a separate TRREB community in the Toronto C07 district and is not in these figures.

Sales figures are from TRREB. Dwelling counts are from the 2021 Census through the City’s Neighbourhood Profiles. They are randomly rounded by Statistics Canada and do not include buildings completed since 2021.
Three points come out of the table.
Clanton Park has most of the condo sales. About two in every three sales there were condo apartments. Its median for all home types, $577,500, sits near the district’s condo apartment median of $525,000. Its average of $909,444 reflects the other home types in the total.
Houses lead in Bathurst Manor. Eight of 25 sales were condo apartments and the median for all home types was $1,180,700.
A tall building can be rental. In both neighbourhoods the Census counted more apartments in tall buildings than condominium dwellings. In Bathurst Manor the gap is at least 1,050 homes (2,020 against 970). The Census puts purpose-built rental towers in the same structural category. Before you assume units in a building come up for sale, check that it is a condominium.

August 2026, Toronto C06, condo apartments. 14 sales, median $555,000, average $548,400. Sellers received 98% of list on average and the average listing took 54 days to sell. Fourteen sales is a small sample. Don’t read it as prices rising since spring, because the mix of units sold changes from month to month.

What condos rent for
If you plan to rent a unit out, the same district is in TRREB’s rental report. From April to June 2026, 234 condo apartments were listed for rent in Toronto C06 and 158 were leased.

The bachelor and three-bedroom averages rest on very few leases.
Two rules matter for a rental plan. Ontario’s rent increase guideline is 2.1% for 2026. Units first occupied for residential use after November 15, 2018 are exempt from that cap, though a landlord still needs 12 months between increases and 90 days’ written notice. In Toronto, short-term rentals of under 28 days are allowed only in the operator’s principal residence. The North York condo investment guide explains both. Subway
The TTC lists two Line 1 Yonge-University stations for this area.

Sheppard Avenue also has a planning item. Metrolinx says it is studying options to extend rapid transit along Sheppard Avenue both east and west. The work is at the Initial Business Case stage, the first stage of its planning process. The project page gives no route decision, no funding statement, no construction date and no opening date. It is only a study, so keep it out of a purchase decision.

Parks, community centres and library
City parks in Clanton Park are Wilson Heights Park at 325 Wilson Heights Boulevard, Elie Wiesel Park, Ellison Park, Mcallister Park and Michael Mostyn Balmoral Park.
City parks in Bathurst Manor are G. Ross Lord Park at 4801 Dufferin Street, Irving W. Chapley Park and Maxwell Park.
Irving W. Chapley Community Centre is at 205 Wilmington Avenue. The City’s data also lists Antibes Community Centre at 140 Antibes Drive, Herbert H. Carnegie Centennial Centre at 580 Finch Avenue West and Esther Shiner Stadium at 5720 Bathurst Street for this area and Westminster-Branson to the north.
Toronto Public Library’s branch data shows no branch inside Clanton Park or Bathurst Manor. The Centennial branch is at 578 Finch Avenue West.
Land transfer tax and other costs
This area is in the City of Toronto, so every buyer pays two land transfer taxes, Ontario’s and Toronto’s. For a home under $2,000,000 each one charges 0.5% on the first $55,000, 1.0% on the next band to $250,000, 1.5% to $400,000 and 2.0% above $400,000. Toronto adds an administration fee of $102.56 plus HST.
A qualifying first-time buyer can receive up to $4,000 back from Ontario and up to $4,475 from Toronto. If you plan to rent the unit out and not live in it, do not count on either rebate, because both require you to occupy the home as a principal residence within nine months.
