Condos make up most of the sales at Don Mills and Sheppard, though the two TRREB communities here behave differently. From April to June 2026 condo apartments made up 58 of 65 sales in Henry Farm and 19 of 52 sales in Don Valley Village. Across district Toronto C15, which holds both, the median condo apartment price that quarter was $530,000 over 180 sales.

Which communities we cover

We cover two TRREB communities here, Henry Farm and Don Valley Village. Both are in district Toronto C15.

A few local names need sorting out. Fairview is a mall and a library branch. Parkway Forest is a park and a community centre. Neither is a TRREB community, so neither has sales figures of its own.

District C15 is much wider than this guide. It also contains Bayview Village, Bayview Woods-Steeles, Hillcrest Village and Pleasant View. When a figure below says district, it includes all six communities. Bayview Village has its own condo guide.

Henry Farm and Don Valley Village side by side

The sales rows are TRREB figures for April to June 2026. The dwelling rows are 2021 Census counts from the City of Toronto’s profiles for the neighbourhoods of the same names.

The two price columns need different handling. In Henry Farm 58 of the 65 sales were condo apartments, so the $478,000 median is close to a condo figure even though TRREB reports it for all home types. In Don Valley Village condo apartments were 19 of 52 sales. Its $743,500 median reflects the other home types as much as the condos, so do not read it as a condo price.

The Census rows show a second difference. In both neighbourhoods more dwellings are in tall buildings than are condominium dwellings, because tall buildings include purpose-built rental towers. The gap is wide in Don Valley Village, where 58% of dwellings are in buildings of five or more storeys and 33% are condominium. Check that a building is a condominium before you spend time on it. These are 2021 counts, so buildings finished since then are missing.

District C15 condo prices

The condo-only prices we have from TRREB are by district, for two periods.

  • April to June 2026: 180 condo apartment sales in Toronto C15, average $588,484, median $530,000. There were 464 new listings in the quarter and 242 active listings at the end of it. Sold units averaged 35 days on the market and 97% of the list price.
  • August 2026: 52 condo apartment sales, average $619,237, median $561,950, with 140 new listings and 252 active listings. That is one month, a smaller sample than the quarter.

Henry Farm and Don Valley Village together had 77 of the district’s 180 condo apartment sales in the quarter. Bayview Village had 83.

Condo townhouses are a smaller market. Toronto C15 had 14 condo townhouse sales in August 2026 at an average of $738,843 and a median of $732,500.

If you plan to rent it out

TRREB reports condo rents by district too. In Toronto C15 from April to June 2026, 986 condo apartments were leased out of 1,300 listed. One-bedroom units averaged $2,224 across 595 leases and two-bedroom units averaged $2,840 across 309 leases.

Ontario’s rent increase guideline is 2.1% for 2026 and 1.9% for 2027. Units first occupied for residential purposes after November 15, 2018 are exempt from that cap. The rules on notice and timing still apply to them. The North York condo investment guide goes through the rent rules and the taxes on units that are not your home. This is general information, so confirm your own position with an accountant.

The east end of Line 4

Don Mills Station is at 1700 Sheppard Avenue East. It is the east end of Line 4 Sheppard. The TTC’s page for the station gives directions to Fairview Mall and lists York Region Transit connections.

Line 4 runs along Sheppard Avenue East to Sheppard-Yonge Station, where it meets Line 1 Yonge-University. The stations between are Leslie, Bessarion and Bayview. Leslie Station is where the TTC names a connection to Oriole GO, at 3300 Leslie Street, on the Richmond Hill line.

As for a longer Line 4, Metrolinx says it is studying options to extend rapid transit along Sheppard Avenue both east and west. The project is at the Initial Business Case stage, which Metrolinx calls the first stage of its planning process. There is no route decision, no funding statement, no construction date and no opening date. Plan around the transit that exists today.

Parks, library and community centres

In Henry Farm the City’s data lists Parkway Forest Park at 80 Parkway Forest Drive, Atria South Park, Atria North Park, Havenbrook Park, Manor Park and David Caplan Park. Parkway Forest Community Centre is at 55 Forest Manor Road. The Toronto Public Library’s Fairview branch is at 35 Fairview Mall Drive.

In Don Valley Village the City lists Oriole Park, Allenbury Park, Dallington Park, Lescon Park, Seneca Hill Park, Godstone Park and Bellbury Park. Oriole Community Recreation Centre is at 2975 Don Mills Road West.

Closing costs

The area is inside the City of Toronto, so every buyer here pays both Ontario’s land transfer tax and Toronto’s municipal land transfer tax. On a home priced up to $2,000,000 each tax is charged at 0.5% on the first $55,000, 1.0% up to $250,000, 1.5% up to $400,000 and 2.0% above $400,000.

First-time buyers who qualify can get back up to $4,000 from Ontario and up to $4,475 from Toronto. The land transfer tax calculator shows both taxes for any price. Your lawyer can confirm the final amounts.
