The condo market here is mid-sized, in a community that also has many houses. From April to June 2026 TRREB recorded 90 sales in its Banbury-Don Mills community and 50 of them were condo apartments. Across district Toronto C13, which contains Banbury-Don Mills, the median condo apartment price for that quarter was $550,000 over 75 sales.
Where our numbers come from
TRREB does not use the name Don Mills on its own. Its community is Banbury-Don Mills, in district Toronto C13. Every figure and listing here is tied to that community or that district and we say which.
The district is wider than the community. Toronto C13 also contains Parkwoods-Donalda and Victoria Village. Our condo-only prices are district figures, because that is the level we have them at. The community figures cover all home types together, so they include houses.
TRREB publishes no North York total, so we do not give one.
What condos cost
Start with the quarter, because it has the larger sample. From April to June 2026 TRREB recorded 75 condo apartment sales in Toronto C13. The average price was $611,065 and the median was $550,000. Banbury-Don Mills had 50 of those 75 sales, Parkwoods-Donalda had 18 and Victoria Village had 7. So two of every three sales behind the district price were in Banbury-Don Mills.
The same report covers listings and time on market. There were 202 new condo apartment listings in the quarter and 119 active listings at the end of it. Sold condo apartments averaged 39 days on the market and sold for 97% of the list price on average.
August 2026 is the latest single month in our research. Toronto C13 had 23 condo apartment sales that month at an average of $704,130 and a median of $615,000. A month with 23 sales is a small sample, so treat August as a snapshot and lean on the quarter. There were 66 new condo apartment listings and 122 active listings in the district in August.
Condo townhouses trade in much smaller numbers. In August 2026 Toronto C13 had 5 condo townhouse sales at an average of $682,600 and a median of $690,000.
One figure needs a warning. TRREB’s average price for Banbury-Don Mills from April to June 2026 was $1,366,127 and the median was $853,000. Those cover all 90 sales, houses included, so they are not condo prices. The wide gap between them means a few high-priced sales pulled the average up.

What the 2021 Census says about the housing
The City of Toronto’s neighbourhood profile for Banbury-Don Mills counted 12,215 occupied private dwellings in the 2021 Census. Of those, 6,430 were apartments in buildings of five or more storeys, which is 53%. Condominium dwellings numbered 4,645, which is 38%.
Those two numbers measure different things. Buildings of five or more storeys include purpose-built rental towers, so a tall building here may not be a condominium. The condominium count is the better guide to how many homes can come up for sale as condos.
These are 2021 counts, so buildings finished since then are missing.
Transit: Line 5 Eglinton and a station name that misleads
There is no subway station in Banbury-Don Mills north of Eglinton Avenue. Rapid transit here is Line 5 Eglinton, which the TTC describes as 19 kilometres of light rail transit along Eglinton Avenue from Mount Dennis Station to Kennedy Station. The line is in service.

- Wynford stop, near 1611 Eglinton Avenue East
- Sunnybrook Park stop, near 1075 Eglinton Avenue East, at Leslie and Eglinton
Line 5 connects with Line 1 Yonge-University at Eglinton Station and at Cedarvale Station and with Line 2 at Kennedy Station. It also meets GO trains, with the Kitchener line and UP Express at Mount Dennis and the Stouffville line at Kennedy. The TTC says 68 bus routes connect with the line. We did not research individual bus routes, so check which route serves the exact address.
People often mix this up: Don Mills Station is not in this community. It is the east end of Line 4 Sheppard, at 1700 Sheppard Avenue East. If you want a subway station at your door, read the Don Mills and Sheppard condo guide as well.
Parks, library and community centres
The City’s parks data places these parks in Banbury-Don Mills. They are Edwards Gardens at 755 Lawrence Avenue East, Wilket Creek Park at 1100 Leslie Street, Windfields Park at 2451 Bayview Avenue, the Don Mills Trail, Macklin Hancock Park, Moccasin Trail Park, Banbury Park, Bond Park, Talwood Park and Wynford Park.
The City’s recreation facilities are Banbury Community Centre at 120 Banbury Road and Don Mills Civitan Arena at 1030 Don Mills Road. The Toronto Public Library’s Don Mills branch is at 888 Lawrence Avenue East.
Closing costs
Don Mills is in the City of Toronto, so you pay two land transfer taxes on closing, Ontario’s and Toronto’s municipal tax.
Both use the same steps for a home priced up to $2,000,000. The rate is 0.5% on the first $55,000, 1.0% from there to $250,000, 1.5% from there to $400,000 and 2.0% on the part above $400,000. Toronto also charges an administration fee of $102.56 plus HST on each transaction.
Qualifying first-time buyers can get a refund of up to $4,000 of the Ontario tax and a rebate of up to $4,475 of the Toronto tax. Both come with conditions, including that you live in the home as your principal residence within nine months.
