The condo market

Condo apartments here are clustered around one subway interchange. In the second quarter of 2026 TRREB recorded 153 condo apartment sales in Willowdale East and 26 in Lansing-Westgate, the two communities that meet at this corner. The median condo apartment price that quarter was $570,000 in district Toronto C14 and $580,000 in district Toronto C07.

TRREB publishes condo-only prices by district and sales counts by community, so each price on this page names a district and each count names a community.

Two communities, two districts

The listings and figures in this guide cover two TRREB communities.

  • Willowdale East, which sits in district Toronto C14 with Newtonbrook East.
  • Lansing-Westgate, which sits in district Toronto C07 with Newtonbrook West, Westminster-Branson and Willowdale West.

TRREB publishes no figure for “Yonge and Sheppard” and no total for North York, so nothing here is a North York average.

Three guides on this site share Yonge Street. This one covers the south end, around Sheppard Avenue. Willowdale and North York Centre covers Yonge Street from Sheppard Avenue to Finch Avenue. Yonge and Finch covers the stretch north of Finch Avenue.

Willowdale East is in both this guide and the Willowdale guide. TRREB does not split it, so the Willowdale East figures below match the ones in that guide. Lansing-Westgate appears only here.

What condos sold for

Start with the district figures, because they count condo apartments only. These come from the TRREB Condo Market Report for the second quarter of 2026.

  • Toronto C14: 174 condo apartment sales, average price $597,444, median $570,000. There were 511 new listings in the quarter and 293 active listings at its end. Units sold in an average of 36 days at 97% of the list price.
  • Toronto C07: 101 condo apartment sales, average price $619,683, median $580,000. Units sold in an average of 33 days at 97% of the list price.

Willowdale East made up 153 of the 174 condo apartment sales in C14 and Lansing-Westgate made up 26 of the 101 in C07.

The community reports give a second set of prices, but those cover all home types, houses included. Willowdale East had 214 sales in the quarter, with an average of $953,036 and a median of $630,000. Of those, 153 were condo apartments and 22 were condo townhouses. Lansing-Westgate had 51 sales, with an average of $1,295,765 and a median of $1,100,000. About half of them, 26, were condo apartments. Those two medians reflect everything sold in each community, so they are not condo prices.

The latest monthly report is August 2026. That month TRREB recorded 52 condo apartment sales in C14 at an average of $555,815 and 25 in C07 at an average of $581,340. Condo townhouses were scarce, with 3 sales in C14 and 4 in C07. One month in one district is a small sample, so lean on the quarter for the level.

Avondale and Lansing-Westgate compared

The 2021 Census shows how different the two neighbourhoods at this corner are. The City of Toronto profiles the Avondale neighbourhood, which TRREB counts inside Willowdale East. Avondale had 6,995 occupied private dwellings. Of those, 5,445 were apartments in buildings of five or more storeys, which is 78%. A total of 6,330 were condominiums, which is 90%.

Lansing-Westgate had 6,555 occupied private dwellings. Half of them, 3,285, were apartments in buildings of five or more storeys. Condominiums numbered 2,545, which is 39%.

Two cautions apply. City neighbourhoods and TRREB communities share names but have separate boundaries. The counts are also from 2021, so buildings finished since then are missing.

Where Lines 1 and 4 meet

Sheppard-Yonge station is at 20 Sheppard Avenue West. It is the interchange between Line 1 Yonge-University and Line 4 Sheppard and the only station in this guide’s area where two subway lines meet.

Line 4 runs along Sheppard Avenue East through Bayview, Bessarion and Leslie stations and ends at Don Mills station. The TTC’s Leslie station page names Oriole GO on the Richmond Hill line at 3300 Leslie Street.

On Line 1, North York Centre station at 5102 Yonge Street and Finch station at 5600 Yonge Street lie to the north. Finch is the end of the line and has GO Transit and York Region Transit connections. To the south, York Mills station at 4015 Yonge Street has a GO bus terminal. Sheppard West station, also on Line 1, is further west at 1035 Sheppard Avenue West.

Metrolinx says it is studying options to extend rapid transit along Sheppard Avenue both east and west. The work is at the Initial Business Case stage. Metrolinx states no route, funding, construction date or opening date. For now it is only a study.

Parks, recreation and library

City parks in Avondale include Avondale Park, Avonshire Park, Glendora Park and Sheppard East Park.

In Lansing-Westgate the City lists Earl Bales Park at 4169 Bathurst Street, along with Albert Standing Park, Beecroft Park, Burnett Park, Gwendolen Park, Franklin Park, Stuart Greenbelt and Addington Greenbelt. Earl Bales Community Centre and Earl Bales Park Senior Centre share the park’s address.

The Toronto Public Library dataset shows no branch inside Lansing-Westgate. North York Central Library is at 5120 Yonge Street, in the stretch the Willowdale guide covers.

Closing costs

Yonge and Sheppard is inside the City of Toronto, so a purchase carries two land transfer taxes, Ontario’s and the Toronto municipal one. On a purchase under $2,000,000 each tax charges 0.5% on the first $55,000, 1.0% on the portion up to $250,000, 1.5% on the portion up to $400,000 and 2.0% on the rest.

A qualifying first-time buyer can receive an Ontario refund of up to $4,000 and a Toronto rebate of up to $4,475. Run your own price through the land transfer tax calculator and confirm the result with your lawyer.

If you buy a new unit from a developer, two more protections apply. The Condominium Authority of Ontario describes a 10-day cooling off period in which the buyer may rescind the agreement. Tarion’s deposit protection for a condominium unit is up to $20,000. Our pre-construction guide covers both.
