Condo apartments are nearly the whole market in Flemingdon Park and prices run below the City of Toronto median. From April to June 2026 TRREB recorded 28 sales in the community and 25 were condo apartments. The median across all 28 was $520,000, against a City of Toronto condo apartment median of $560,000 in the same quarter.

Community versus district
The listings and community figures in this guide cover one TRREB community, Flemingdon Park. It is in district Toronto C11.
That district has two other communities, Leaside and Thorncliffe Park. On the City of Toronto’s boundary file, Flemingdon Park is inside the former municipality of North York and the other two are not. A C11 figure is therefore partly about places outside North York.
Flemingdon Park had 25 of the district’s 49 condo apartment sales from April to June 2026. The other 24 were in Leaside and Thorncliffe Park. The district average of $595,725 sits well above the Flemingdon Park average of $500,644, so do not read it as a Flemingdon Park price.
For this community, use the community line. It covers all home types, but with 25 condo apartments in 28 sales it comes close to a condo figure. Use the district line for what TRREB reports only by district, such as active listings and days on the market.
Be careful with August. Fifteen sales across three communities in one month is a small sample. The August median of $407,000 records those 15 sales and says nothing about where prices are heading.
Condominium or rental?
The City’s 2021 Census profile for Flemingdon Park counted 8,190 occupied private dwellings. Of those, 6,805 were in apartment buildings of five or more storeys, which is 83%. Condominium dwellings numbered 4,595, which is 56%.
Subtract one from the other and at least 2,200 tower dwellings were not condominium, since buildings of five or more storeys include purpose-built rentals.
Two things follow. A tall building here may not be one you can buy into, so check that a listing is in a condominium corporation. And the 2021 counts leave out anything finished since then.
Line 5 Eglinton
Rapid transit for Flemingdon Park is Line 5 Eglinton, which the TTC and Metrolinx both say is open. The TTC describes it as 19 kilometres of light rail transit along Eglinton Avenue between Mount Dennis Station and Kennedy Station. Metrolinx counts 25 stations and stops, with more than 10 kilometres underground.
On this stretch the TTC has pages for Don Valley Station at 1175 Eglinton Avenue East, at Eglinton and Don Mills, for the Wynford stop near 1611 Eglinton Avenue East and for the Sunnybrook Park stop near 1075 Eglinton Avenue East.
The line connects with:
- Line 1 Yonge-University at Eglinton Station and at Cedarvale Station
- Line 2 at Kennedy Station
- GO Stouffville line at Kennedy
- GO Kitchener line and UP Express at Mount Dennis
The TTC lists service from 5:30 a.m. to 1:20 a.m. Monday to Saturday and from 7:30 a.m. to 1:20 a.m. on Sunday. Our research lists no GO station in Flemingdon Park itself. The TTC says 68 bus routes connect with Line 5. We did not research individual routes, so check the one that serves the address you are considering.
Parks, library and recreation
Much of the public space sits on two streets. Flemingdon Park, the City park that shares the community’s name, is at 150 Grenoble Drive. Flemingdon Community Centre and Playground Paradise are at the same address. Angela James Arena is at 165 Grenoble Drive.
The Toronto Public Library’s Flemingdon Park branch is at 29 St. Dennis Drive. The Dennis R. Timbrell Resource Centre is at the same address.
Other named parks in the City’s data are Charles Sauriol Conservation Area at 1191 Lawrence Avenue East, Linkwood Lane Park and Ferrand Drive Park.
Closing costs

- Ontario land transfer tax. It is 0.5% on the first $55,000 of the price, 1.0% up to $250,000, 1.5% up to $400,000 and 2.0% above $400,000.
- Toronto municipal land transfer tax. Flemingdon Park is in the City of Toronto, so this second tax applies at the same steps, plus an administration fee of $102.56 and HST.
- First-time buyer relief. Qualifying buyers can get up to $4,000 back from Ontario and up to $4,475 from Toronto. Ontario says no provincial tax is payable by a qualifying first-time buyer on the first $368,000.
- Down payment. The federal minimum is 5% of the price up to $500,000. Above that it is 5% of the first $500,000 plus 10% of the rest, for homes under $1.5 million.
- Status certificate. A condominium corporation can charge up to $100 and must provide it within 10 days.
- Property tax after you move in. The City’s 2026 residential rate is 0.767311% of assessed value.
