Terms of use for sold prices

The sold prices section is a virtual office website (VOW) operated by Kirby Chan & Co. Real Estate Team | eXp Realty Brokerage. Kirby Chan, Broker. It displays listing information from the MLS® System of the Toronto Regional Real Estate Board (TRREB), supplied through PropTx. TRREB rules allow us to show this information only to people who register and accept these terms. Ticking the box on the sign-up form means you accept every term below.

1. Our relationship with you

Registering creates a lawful consumer relationship between you and eXp Realty Brokerage, through its brokerage team, so that we can give you access to MLS® information on this website. It costs nothing. It is not a buyer representation agreement or any other service agreement. You have no obligation to buy, sell or lease through us.

2. Personal, non-commercial use

You may use the information only for your own personal, non-commercial purposes. By registering you confirm that you have a bona fide interest in buying, selling or leasing real estate of the kind shown here.

3. No copying, sharing or automated collection

You agree that you will not:

• copy, redistribute or retransmit any of the information, except as needed for your own decision about a property;
• display, publish, sell, license or sublicense any of the information to another person;
• use a robot, scraper, crawler or any other automated tool to gather the information;
• try to get around the limits placed on searching;
• enter any of the information into an artificial intelligence tool, a large language model or a similar service;
• use any of the information to train such a tool;
• share your account or password with anyone else.

4. Ownership of the data

TRREB and PropTx own the listing information, which is protected by copyright and supplied to us under licence. You acknowledge their ownership and the validity of that copyright. The information is considered reliable, but neither TRREB nor PropTx guarantees that it is accurate.

5. Your account

• Your email address is your username. The account works only after you press the link we email to confirm it.
• TRREB rules limit a password to 90 days. When yours runs out we email a link for choosing a new one.
• A search returns no more than 100 results. Each account also has a daily limit on searches.
• We keep a log of sign-ins and searches, because the rules require an audit trail.
• We may close an account that breaks these terms.

6. Checks by TRREB

TRREB, PropTx and other TRREB members may open this section of the website to confirm that it follows the rules. You agree to that access.

7. Your information

We store your name, email address, phone number if you give one and your account records for as long as the account is open and for at least 180 days after your password expires, as the rules require. They may be shared with TRREB and PropTx to show that the rules are followed. We do not sell them. The privacy notice explains how we handle personal information more generally.
