TRREB publishes no single North York condo price. In the second quarter of 2026 the average condo apartment price in the ten TRREB districts that reach into North York ran from $467,695 in Toronto W05 on 46 sales to $1,603,889 in Toronto C12 on 18 sales. C15 had the most sales, at $588,484 on 180, followed by C14 at $597,444 on 174.

There is no single price
Nobody publishes a condo price for North York as a whole, so the answer depends on which part you mean. The Toronto Regional Real Estate Board (TRREB) reports sales by district and by community. North York is a former municipality, with a boundary from the City of Toronto, so it does not appear in TRREB’s tables.
TRREB does publish district figures. In the second quarter of 2026 the average condo apartment price in the ten districts that reach into North York ran from $467,695 in Toronto W05 (46 sales) to $1,603,889 in Toronto C12 (18 sales). The two districts with the most condo sales, Toronto C15 and Toronto C14, averaged $588,484 and $597,444.

These figures come from TRREB’s Condo Market Report for the second quarter of 2026. A quarter holds more sales than a month, so it is the steadier of our two views.

Four of these districts are only partly inside the former North York boundary. Toronto C04 also takes in Forest Hill North and Lawrence Park South. Toronto C11 also takes in Leaside and Thorncliffe Park. Toronto W04 and Toronto W05 each include communities outside the old boundary. The median is the middle sale. Where the average sits well above the median, as in Toronto C04 and Toronto C12, a few expensive sales have pulled the average up.

Three condo apartment sales set the Toronto C12 average for the month and two or three townhouse sales set the average in five of the ten districts. A figure built on so few sales describes only those sales. TRREB also revises past monthly figures each month.
Across the City of Toronto, condo apartments sold in August 2026 at an average of 96% of the list price after an average of 39 days on the market.
Community figures
TRREB’s community reports for the second quarter of 2026 go one level below the district. They count condo apartment sales in each community, but the prices they print cover all home types together, houses included. So the price is only a loose guide to condos, except where nearly every sale was a condo apartment.

In Henry Farm 58 of 65 sales were condo apartments and in Flemingdon Park 25 of 28 were, so those two medians come close to condo figures. In Banbury-Don Mills 40 of the 90 sales were other home types, which lifts the median.
Willowdale East recorded more condo apartment sales than any other community in this list. Price by size
TRREB’s Condo Market Report groups Toronto C07 and Toronto C14 into a sub-market it calls North York City Centre. For the second quarter of 2026 it reports sales there by bedroom type.
- One-bedroom: 40
- One-bedroom plus den: 66
- Two-bedroom: 85
- Two-bedroom plus den: 62
- Three-bedroom: 22
The report shows prices by bedroom type only as a bar chart with no dollar values, so we do not quote any. We do not quote a price per square foot either, because TRREB’s reports do not give one for these districts. To compare sizes, filter the Willowdale listings by bedrooms and read the asking prices.
Costs beyond the price
The purchase price is one part of the budget. Three other parts follow published rules.
- Down payment. The Financial Consumer Agency of Canada sets the minimum at 5% of a price up to $500,000. From $500,000 to under $1.5 million it is 5% of the first $500,000 plus 10% of the rest. At $1.5 million or more it is 20%. As an example only, a $600,000 condo needs at least $25,000 plus $10,000, which is $35,000.

- Monthly carrying costs. The North York mortgage calculator estimates a payment. Condo fees vary by building, so check them for each unit you consider.

- Check the sales count before you trust an average.

- Each figure records the period it covers and says nothing about where prices go next.

How much is a condo townhouse in North York?
In August 2026 Toronto C15 recorded 14 condo townhouse sales at an average of $738,843 and Toronto W05 recorded 9 at an average of $465,044. The other eight districts had five sales or fewer that month, so one month of townhouse figures tells you little about a district.
Does TRREB publish North York condo prices by number of bedrooms?
TRREB's Condo Market Report shows sales by bedroom type for a sub-market it calls North York City Centre, which is Toronto C07 plus Toronto C14. For the second quarter of 2026 it reports 40 one-bedroom, 66 one-bedroom plus den, 85 two-bedroom, 62 two-bedroom plus den and 22 three-bedroom sales. Prices by bedroom type appear only as a chart with no dollar values.
How much down payment do I need for a North York condo?
The Financial Consumer Agency of Canada sets the minimum at 5% of a price up to $500,000 and 5% of the first $500,000 plus 10% of the rest for a price under $1.5 million. At $1.5 million or more the minimum is 20%. Confirm what you qualify for with a mortgage professional.
