What Is Considered North York? The Boundary and the Condo Search

North York is a former municipality inside the City of Toronto. Real estate listings use a different map, so the two do not line up neatly. Here is how they fit together.

The quick answer

North York is a former municipality, now part of the City of Toronto and the City publishes its boundary in the Former Municipality Boundaries file. TRREB, whose system carries the listings, has no North York area and uses districts and communities instead. Ten of its districts overlap the old boundary: Toronto C04, C06, C07, C11, C12, C13, C14, C15, W04 and W05. Four of those ten are only partly inside it.

Whose map?

What counts as North York depends on whose map you use. On the City of Toronto’s map, North York is a former municipality, now part of the City of Toronto. The City still publishes its boundary in the Former Municipality Boundaries open data file and this site uses that boundary.

Real estate listings follow a second map. The Toronto Regional Real Estate Board (TRREB) sorts every listing into a district and a community and it has no area called North York. Ten TRREB districts overlap the old boundary and four of them also reach outside it.

So a condo search for “North York” is really a search across a list of TRREB communities. Below, we set out which ones, where the edges are unclear and what that means when you read listings or prices.

Two maps that do not match

The City of Toronto keeps two sets of shapes that matter here. One is the former municipality boundary, which has a polygon named North York. The other is the City’s set of 158 neighbourhoods.

TRREB keeps its own shapes. Its districts are numbered, with Toronto C01 to C15 in the centre, E01 to E11 in the east and W01 to W10 in the west and each district is split into communities. Many TRREB communities share a name with a City neighbourhood, but the two systems are separate and their lines may not match.

A few names show the gap.

  • TRREB uses Willowdale East. The City now divides that area into three neighbourhoods called Yonge-Doris, East Willowdale and Avondale.
  • TRREB uses Parkwoods-Donalda. The City now divides it into Parkwoods-O’Connor Hills and Fenside-Parkwoods.
  • TRREB’s community Downsview-Roding-CFB lines up with two City neighbourhoods, Downsview and Oakdale-Beverley Heights.
  • TRREB splits Humberlea-Pelmo Park between two districts and adds W4 or W5 to the name.

Neither system labels its areas as North York, so any list of North York communities comes from laying one map over the other.

Which TRREB districts overlap North York

To build the list, we tested each City neighbourhood against the City’s North York polygon. A neighbourhood counts as inside when its centre point falls within the polygon and we then treated the TRREB community of the same name as part of North York. This is our reading of the City’s files. TRREB itself does not say which districts make up North York.

Two points in this table need explaining.

First, Toronto C10 is absent. Its two communities, Mount Pleasant East and Mount Pleasant West, sit in the former City of Toronto on the boundary file, so C10 is not a North York district.

Second, Toronto C11 is on the list. Flemingdon Park is inside the old boundary even though the other two communities in its district, Leaside and Thorncliffe Park, are not.

Humbermede is a close call. Most of its outline lies inside the North York polygon, but its centre point falls outside, so this site leaves it out.

The Yonge and Lawrence split

The old boundary crosses the Yonge and Lawrence area, where two TRREB communities in district C04 meet.

  • Bedford Park-Nortown, whose centre point is inside former North York.
  • Lawrence Park North, whose centre point is in the former City of Toronto.

Lawrence Station on Line 1, at 3101 Yonge Street, is the subway station for this corner. To cover the corner as one area, this site includes Lawrence Park North in its Yonge and Lawrence condo guide and states that much of the area was in the old City of Toronto.

Houses lead sales here. In the second quarter of 2026 TRREB recorded 13 condo apartment sales out of 61 sales in Bedford Park-Nortown and 2 out of 52 in Lawrence Park North.

The communities this site treats as North York

When you search this site without choosing an area, the results are limited to these TRREB communities.

Twelve neighbourhood guides each cover one or two of these communities. The Willowdale and North York Centre guide covers Willowdale East and Willowdale West, for example. The Yorkdale guide covers Yorkdale-Glen Park and the Flemingdon Park guide covers the one C11 community on the list.

Listings carry a community, not “North York”

A listing is filed under its TRREB community. A search for the words “North York” can miss units or pull in ones you did not want, depending on how a site defines the term. Search by community or use one of our area pages such as condos for sale at Yonge and Sheppard and you avoid the guesswork.

Prices are published by district

TRREB publishes no North York average price, sales count or rent, so anyone quoting a single North York figure has built it themselves. Published figures belong to a district or a community and a period. Four of the ten districts above include communities outside North York, so their figures describe a wider area. The same name can mean two areas

“Willowdale” on a City map and “Willowdale East” on a listing do not cover the same ground. If you compare a census figure, a listing and a price report, check that all three use the same community.

The taxes do not change

Every community on this list is inside the City of Toronto. Wherever the unit sits within North York, you pay the Ontario land transfer tax and the Toronto municipal land transfer tax. The land transfer tax calculator works out both. Confirm the amounts for your purchase with a lawyer.

Common questions

Is North York part of Toronto?

Yes. North York is a former municipality that is now part of the City of Toronto. If you buy a North York condo, you pay the City of Toronto municipal land transfer tax as well as the Ontario land transfer tax.

Is North York a city?

Not today. It is a former municipality inside the City of Toronto and its old boundary is kept in the City's Former Municipality Boundaries open data file.

Are Willowdale and North York the same?

Willowdale is one part of North York. TRREB has two communities with the name, Willowdale East in district C14 and Willowdale West in district C07. Both sit inside the former North York boundary.

Is Yorkdale in North York?

Yes. The City of Toronto neighbourhood Yorkdale-Glen Park sits inside the former North York boundary. TRREB places the community of the same name in district Toronto W04, which also includes communities outside the old boundary.

Is Yonge and Lawrence in North York?

Partly. On the City's boundary file Bedford Park-Nortown falls inside former North York and Lawrence Park North falls in the former City of Toronto. This site includes both in its Yonge and Lawrence guide and the guide says so.

Does TRREB publish North York statistics?

No. TRREB reports by district and by community, so there is no North York average price or sales count. Any figure you see should name its district or community and the period it covers.
